Real estate investors often have complex income that does not fit standard mortgage guidelines. A DSCR loan lets you qualify based on a property's rental income instead of your personal tax returns. This guide explains how DSCR loans work and who they may fit.
The short answer: a DSCR (debt service coverage ratio) loan qualifies you using the rental income a property generates relative to its debt payments, rather than your personal income. It is designed for investors. See our investment property loans page, get a quote, and use the mortgage calculator.
What a DSCR loan is
A DSCR loan is a non-QM (non-qualified mortgage) investment loan. Instead of verifying your personal income with W-2s and tax returns, the lender looks at whether the property's rent covers the mortgage. This makes it useful for investors who write off a lot of expenses.
How the DSCR ratio is calculated (illustrative example)
DSCR = net operating income ÷ total debt service
Illustrative example only:
- Gross monthly rent: $2,500
- Monthly mortgage payment (principal, interest, taxes, insurance, HOA): $2,000
- DSCR: $2,500 ÷ $2,000 = 1.25
A DSCR of 1.0 means rent exactly covers the payment. Lenders usually look for a DSCR above 1.0 — often 1.2 or higher. Your actual numbers will differ.
Typical down payment, credit and reserve expectations
- Down payment: often 20–25% or more
- Credit score: lenders typically require a minimum in the mid-600s or higher
- Reserves: several months of mortgage payments may be required
Requirements vary by lender and property type.
Short-term rentals vs long-term rentals
Some DSCR lenders consider short-term rental income (like Airbnb), while others only use long-term lease rents. If you plan to use short-term rental income, ask your lender how they underwrite it.
DSCR vs conventional investment loans
| Feature | DSCR Loan | Conventional Investment Loan |
|---|---|---|
| Income qualifying | Rental income | Personal income (tax returns) |
| Best for | Investors with complex income | Investors with clean W-2 income |
| Rate | Often higher | Often lower |
Is a DSCR loan right for your portfolio?
A DSCR loan may fit if you are an investor whose personal income does not tell your full story. A licensed loan officer can help you compare it with conventional investment financing.
